Future Space 2026 Survey

Based on insights from almost 400 occupiers, investors and developers, our annual Future Space report explores the trends set to shape UK logistics demand across the year.

The survey, conducted in the final quarter of 2025, drew 382 responses, providing a robust data set. Occupiers accounted for 47% of responses, with the remaining 53% split between investors, developers and other key industry players.

2026 Report Highlights

Nearly a third of occupiers view market conditions as being better than 12 months ago; half believe they have remained the same.

As confidence improves, occupiers are signalling growing demand: nearly half (47%) expect to increase their warehouse footprint over the next 12 months.

Emerging from the census are three challenges that will influence occupiers’ future real estate strategies over the next 10-15 years: achieving net-zero, securing sufficient power, and adapting to changing labour needs.
