Tritax Big Box is bringing forward proposals for Tritax Park Queens’ Cambridge — a logistics and advanced manufacturing park north of Bar Hill, close to the A14 (Junction 25). This website will be updated regularly to keep you informed about the project, highlight key milestones and share opportunities to meet the team and give your feedback.

Tritax Park Cambridge will help fill this gap with flexible logistics  and advanced manufacturing space for a wide range of businesses. Located along the A14, it offers easy access to Cambridge and beyond, helping local and national supply chains thrive. 

Development backed by leading occupier

Tritax Park Queens’ Cambridge will establish a new parcel distribution facility for a nationally recognised parcel delivery company, supporting sustainable logistics throughout Greater Cambridgeshire. 

Delivering investment and unlocking thousands of jobs

Tritax Park Queens’ Cambridge represents a multi-million-pound investment that will create c. 1,100 - 1,600 jobs for local people. The development will provide accessible entry-level roles, training in transferable skills and clear pathways for career progression — helping to address Greater Cambridgeshire’s growing skills gap. In addition, the project’s construction phase will support thousands more jobs across the regional supply chain. 

Commitment to sustainable, low-carbon development

Tritax Big Box places sustainability and energy efficiency at the heart of every project, with all new buildings constructed to net zero carbon in construction standards, with EPC A ratings and BREEAM Excellent certification targeted as a minimum. At Tritax Park Queens’ Cambridge we are targeting BREEAM Outstanding certification. 

Supporting local communities

As a long-term owner and investor, Tritax Big Box is committed to creating lasting value and making a positive difference in the communities where our assets are based. Through our Social Impact Foundation and Community Benefit Fund, we provide donations to local projects and groups, linked directly to the amount of new logistics space we deliver. Over the last two years the fund has awarded more than £160,000 to initiatives in communities where we have active development projects.  

Our Proposals

Thank you to everyone who came to our drop-in events in November 2025, held in Swavesey, Bar Hill and Longstanton. We have carefully reviewed your comments and carried out more technical work. 

As a result, we are now moving forward with a smaller proposal for five buildings. These spaces will be flexible, supporting both logistics and advanced manufacturing businesses, and could create around 1,100 - 1,600 full-time jobs in the local area. 

One of the buildings will be operated by a leading parcel delivery company. This facility will allow them to make more deliveries using electric vehicles and provide a variety of local job opportunities, from warehouse roles to delivery drivers and management. 

The updated plans also include a community building and sports pitch, which will be made available for local use. We are already talking with local sports teams to understand how these facilities could meet their needs.

Logistics Space

Tritax Park Queens Cambridge will provide up to 82,868sqmof warehousing, distribution and advanced manufacturing space. 

Landscape, Ecology & Biodiversity

Tritax Park Queens Cambridge will combine high-quality buildings with thoughtfully designed green spaces. The development aims to achieve Biodiversity Net Gain, creating a sustainable environment where people, businesses and wildlife can flourish together. 

Active Travel

The scheme connects directly to an established network of active travel routes for pedestrian and cycle use, linking Longstanton and Northstowe to the north and Bar Hill to the south, as well as the wider active travel network. The active travel route along the eastern side of the B1050 along the site frontage continues to Northstowe Road to the northeast past Longstanton Road onto Northstowe. To Longstanton, cyclists can go via Longstanton Road which in turn connects to St Michaels. 

A new signalised junction on the B1050 will provide fully compliant pedestrian and cycle crossing facilities, improving safety and accessibility for all users. 

An agreement in principle has been reached with Stagecoach to extend Service 5 into the site. This route currently operates between Cambridge City Centre and Northstowe via the A1307 / B1050 corridor. 

A new on-site bus stop will be delivered within the development, integrated with the Transport Hub to provide high-quality interchange facilities. 

Road Links

Vehicular access to the scheme is proposed from the B1050 to the east, via a new signalised junction. The B1050 provides direct connections to the A1307, which links directly to Cambridge, Fenstanton and Huntingdon, as well as to the A14 at Junction 25 — a key strategic route between the Midlands and East Anglia. 

There will be two lanes of entry and two lanes of exit provided within the site access road, which will be to accommodate 16.5m HGVs. 

Community Space

New amenities will be provided for future employees, visitors and local residents. The updated plans also include a community building and sports pitch, which will be made available for local use. We are already talking with local sports teams to understand how these facilities could meet their needs.
